Rental Criteria
ALL APPLICATIONS TAKE 5 to 7 BUSINESS DAYS TO PROCESS.
Fair Housing Statement: We are a fair housing provider. We do not discriminate against persons on the basis of race, color, religion, national origin, sex, familial status, disability, creed, marital status, public assistance, ancestry, and sexual orientation.
Application Fees: There is a $69.00 Non-Refundable application fee per adult ages 18 and over that will be living at the property and/or applying as a co-signer.
Application Requirements: Your application must be filled out completely and accurately. An incomplete application may be rejected. Any misstatements or omissions made on your application may be grounds for denial or termination of the lease. If the information given on the application cannot be verified, this is a reason for denial. All information must be legible and verifiable.
Identification and Application Process: Every Person 18 and over that will reside in the property must fill out an application and provide a government-issued photo ID.
Housing History: Applicants must have a positive rental history. The refusal of a prior landlord to give a reference or a negative reference may be grounds for denial. Unlawful detainers or evictions may be a basis for denial if less than 7 years old. A foreclosure or short sale of a home is not an automatic denial.
Credit: A positive credit history is required. High debt, past debt, outstanding debt, third-party collections, and judgments may be a reason for denial. A low credit score, foreclosure, or short sale is not an automatic denial. No credit score below 600 will be accepted.
Criminal History: The application will not be approved if the applicant has the following on their criminal record:
- Felonies of manufacture and distribution of a controlled substance within the last 7 years
- Felonies resulting in bodily harm or intentional damage or destruction of property, i.e. "arson" within the last 7 years
- Sexual related offenses for any time period
Income/Employment History: You must be able to show income that is 3 times the monthly amount of rent in Gross Monthly income to qualify. To be counted as household income, amounts must be verifiable. Unemployment will not qualify.
You may be required to provide your last 2 months' check stubs, bank statements, or last year's tax returns.
Occupancy: The maximum number of residents equals two persons per bedroom. In certain counties or cities, there are requirements for no more than 2 unrelated adults living in the same house. We adhere to the stricter rule.
Smoking Policy: There is absolutely NO smoking of any kind allowed inside any properties.
Pet Policy: All animals must go through a screening process. Once approved, there is a $300 non-refundable pet fee per pet with an additional $50 in pet rent per month per pet. Alternative Criteria: If you do not meet all of the above criteria, your application may be reconsidered with other options such as a co-signer, additional deposit, or automatic monthly rent payments.
If we have any questions or need any additional information, we will follow up by email. All properties will stay posted and are available to view and apply for until a lease is executed and a reservation fee is paid for approved applicant(s).
All individuals over the age of 18 that will be residing at the home or as a guarantor, will need to apply at https://portal.getaptly.com/MnyGNkj4J8rYkFze5/applicant/home/login ?. All application fees are non-refundable.
We urge all applicants to notify current landlords, employers, etc. that someone will be contacting them for verification sometime within the process.
